			<content:encoded><![CDATA[<p>I stopped by the Broadmoor Outlet Mall yesterday (in the rain) for the first time in a couple months. Bought some sneaks at the Factory Brand Shoes store, and would&#8217;ve gone in to browse Van Heusen but the morning employee must&#8217;ve overslept &#8230; it was still closed at about 10:30 am.</p>
<p>But the most noticeable thing for me was the parking lot. It was filled with cars:</p>

<p>That&#8217;s more cars than I&#8217;ve ever seen at Broadmoor. Granted, most of them were parked close to Charter College, which doesn&#8217;t necessarily mean that the stores at Broadmoor are doing any better &#8230; but it&#8217;s a step in the right direction. With so many more people there on a daily basis, places offering food, beverages, quick conveniences, etc., would have a much better chance to do well.</p>

<p>It&#8217;s like night and day, isn&#8217;t it? </p>
<p>I had a ton of errands to run yesterday, so I didn&#8217;t have time to count how many storefronts are vacant. And I wish I had asked the gal inside the shoe store how business has been. But, on the bright side, <a href="http://pascorealestateblog.com/paper-factory-not-closing-this-weekend/">Paper Factory is still open</a> and the <a href="http://pascorealestateblog.com/childrens-museum-has-a-new-home/">Children&#8217;s Museum</a> seems to be doing well in its new spot, too.</p>
<p>Let&#8217;s hope more businesses follow the bigger crowds.</p>

<li>The <b>The Holiday Inn Express Hotel &#038; Suites</b> was recently honored by its parent company, InterContinental Hotel Group, with a &#8220;2009 Quality Excellence Award.&#8221; It was one of only 107 hotels in the company to get the award, out of more than 4,300 properties.

The Department of Energy, its Hanford prime contractors, and TRIDEC are sponsoring a two-day workshop next week that will teach small businesses about contracting opportunities at Hanford. It&#8217;s called the <b>2010 Bridging Partnerships Small Business Symposium</b> and it&#8217;s happening on April 28 and 29 at TRAC in Pasco.</p>
<p>The event will include a Hanford bus tour on April 28 so local businesses can learn about the cleanup work being done at Hanford, and on April 29 attendees will hear a variety of speakers and presentations about contracting basics, nuclear safety requirements and small business opportunities at Hanford. From the official release:</p>
<blockquote><p>“We want people to walk away from this conference armed with a wealth of knowledge and  potential opportunities,” said Sally Sieracki, Small Business Program Manager, DOE Richland Operations Office. “Bridging Partnerships is a place for people to come and learn about government contracting and how to take advantage of Recovery Act funding that has been made  available for environmental cleanup projects at the Hanford Site. It also helps businesses identify where their company can best fit in at the Site or in the local area.”</p></blockquote>

It&#8217;s a four-page brochure that the Port of Pasco is sending out to introduce and promote the Osprey Pointe business park that&#8217;s now being built along the Columbia River in the southeast corner of the city.</p>
<p>Groundbreaking at Osprey Pointe happened back on February 22, and phase one of the project is now underway. This phase covers 20 acres right in the middle of the park and five building sites, along with a 20,000 square foot office building that&#8217;s due to be completed in January, 2011. The Port is already looking for businesses to lease all or some of the first floor of the anchor building. (The Port itself will occupy the second floor.)</p>
<p>The mailer has a lot more information about the project, not to mention several architect&#8217;s renderings &#8212; one of which is below &#8212; and maps of the whole area.</p>

The owners of the Wingstop franchise in Richland say they&#8217;re looking to open a new restaurant in Pasco. According to the <a href="http://www.tricitiesbusinessnews.com/2009/12/wingstop-makes-plans-for-second-store/">Tri-Cities Area Journal of Business</a>, the restaurant is looking &#8212; as you might have guessed &#8212; in the Road 68 area and hopes to be open by the summer:</p>
<blockquote><p>&#8220;We&#8217;d like to be open by the end of June and have our grand opening on the Fourth of July, to tie into the one-year anniversary of this store.&#8221;</p></blockquote>
<p>That&#8217;s a quote from Dave Tuthill, one of the owners of the existing Wingstop restaurant. He says they hope to choose location in the next month.</p>

			<content:encoded><![CDATA[<p>Oh, wow &#8230; it&#8217;s been a looooong time since we&#8217;ve posted a recap of Pasco business news. Here&#8217;s what we know has been happening recently in the local business scene:</p>
<ul>
<li>The Dollar Store on North 20th Avenue will be closing on December 30th. As the <a href="http://www.tri-cityherald.com/business/story/818122.html">Herald reports</a>, the writing was on the wall when a larger Dollar Store opened up a couple years ago on Court Street. The Court St. location is more than twice the size of the 20th Ave. store, which is the smallest one the company owns.
<li>Dr. Howard Davis has opened a new <b><a href="http://westerndentalpasco.com/">Western Dental</a></b> clinic in Pasco. It&#8217;s at 3603 W. Court St. Western Dental has more than 200 offices up and down the western U.S.
<li>The Port of Pasco has come up with a name for its new, 125-acre riverfront business park. It&#8217;ll be called Osprey Pointe.

			<content:encoded><![CDATA[<p>We just got an email from a very happy Chantelle King. She&#8217;s the manager at Paper Factory in the Broadmoor Outlet Mall, and she shared the good news that <b>Paper Factory is not closing its doors this weekend</b>.</p>
<p>Instead, Chantelle tells us, the store will remain open for another 6-12 months while the company analyzes sales numbers (which have been up since news got around about the store&#8217;s pending closure). Oh, and the outlet mall also lowered the store&#8217;s rent, which will certainly help the bottom line!</p>
<p>Love this quote from Chantelle&#8217;s email: &#8220;I STILL HAVE MY VERYYYYYYYYYY FUN JOB.&#8221;</p>

			<content:encoded><![CDATA[<p>Last summer I shared my thoughts on the <a href="http://pascorealestateblog.net/how-long-can-the-broadmoor-outlet-mall-survive/">struggles of the Broadmoor Outlet Mall</a> and openly wondered how much longer it can stay open. Things haven&#8217;t changed for the better since then.</p>
<p><b>Paper Factory</b> is set to close its doors <s>at the end of this month &#8211; January 31, 2009</s>. (Update: The store is closing on January 17.) Making retail matters worse is that the new owners of the outlet mall have rented out space to a college and a church. I certainly have nothing against education and faith, but it&#8217;s not likely that new tenants such as those will increase retail traffic to the outlet mall. </p>
<p>I have a feeling we may see Broadmoor Outlet Mall becoming something other than an outlet mall in the next year or two. I hope I&#8217;m wrong!</p>
